According to Forbes, the housing industry reached an 11-year high in 2017 for residential construction in the United States. Chesterfield is a perfect example of this, with new-home construction and communities multiplying throughout the county.

Cornerstone Homes

Cornerstone Homes exclusively builds homes for active adults in Virginia. Their homes are dedicated to 55+ active adults who are looking for a retirement community that encourages a more stress-free lifestyle and that focuses on accessibility, wellness and the human connection. “Cornerstone Homes appeals to someone who has lived in their home for 30 years or more and is tired of the upkeep and looking for single level, maintenance-free living,” said Kristen Nease, director of marketing at Cornerstone Homes. Besides the accessibility and convenience of the homes, one of the main draws to the communities built by Cornerstone is the ability to be a part of a close-knit neighborhood. Adults can enjoy community events and activities while getting to know their neighbors through social clubs that they are able to grow on their own. “Homeowners take control and ownership of the social clubs in our communities,’’ according to Nease. “We create the infrastructure and make sure these social clubs are thriving, but the residents actually facilitate and grow these associations.” All Cornerstone communities have a clubhouse that acts as the main hub of the neighborhood to help foster the relationship building that happens among members of the community.


Located at 7551 Ashlake Commons, the Villas at Ashlake is an age-restricted community for residents that are 55 or older. This community of 82 home sites is designed to fit the new chapter of life that active adults are looking for. “We have taken land that was undesirable and made it into its own enclave and people are excited to live here,” said Nease. Residents can choose from three different floor plans that include the Canterbury, the Colonnade and the Ducal floor.

While it’s not age restricted, it is a 55+ age-targeted community. Homes in this community will consist of paired homes (with individual driveways and entrances), similar to a duplex, single-family detached homes and carriage homes. This community has 67 homes that sit around Magnolia Lake. “Our homes have timely and lasting features that allow residents to age in place and not have to move,” said Nease.

Comprised of craftsman- and farmhouse-style homes, RounTrey is nestled on the Swift Creek Reservoir in Midlothian. It was one of the first planned communities to adopt the craftsman-style home. When building a home in one of RounTrey’s neighborhoods, there are a list of preferred builders that are used to make sure the homes meet a set of architectural guidelines. “Our preferred builders are award-winning builder teams,” said Miranda Wilhelm, marketing director at RounTrey Development Corporation. “We want our community to have a cohesive sense.” Most homes range from four to five bedrooms, with prices from $300,000 to $600,000.

RounTrey is a unique community because it backs up to the Swift Creek Reservoir and offers many amenities associated with waterfront living. Not only is it a wonderful place to live because of its aesthetic appeal and resort-like amenities, it is also a place where residents are able to gain a sense of community with many social events and the ability to really get to know your neighbors. The RounTrey community is also close to some award-winning public schools that include Swift Creek Elementary, Tomahawk Creek Middle School and Midlothian High School.


With their model home court located at 3800 Graythorne Drive, Graythorne neighborhood is home to the newest sections of the future site of Swift Creek Park. Most homes in the neighborhood are build jobs, with the occasional home that is move-in ready. Each home within Graythorne is thoughtfully designed to meet the aesthetic that RounTrey is known for.

New Market was specifically created to fulfill the need for larger lots. “We are seeing a big mix when it comes to residents at New Market,” said Wilhelm. “They range from growing families, to retirees, to families with older kids.”

CraftMaster Homes

CraftMaster Homes was founded in 2001 and has expanded to have communities throughout central Virginia in Hanover, Chesterfield, King William and Dinwiddie counties. “We at Craftmaster are hands on with our customers. Families with children in the Magnolia Green neighborhoods of Aston Oaks, Carlton Ridge, Stafford Park and Sycamore Woods send their children to Winterpock Elementary School, Tomahawk Creek Middle School and Cosby High School. Residents of Magnolia Green – Legacy Park also send their children to these schools, with the exception of middle school students, who attend Swift Creek Middle School. Families with children in the Meadowville Landing community send their children to Elizabeth Scott Elementary School, Elizabeth Davis Middle School and Thomas Dale High School.


Located in Mosely, Virginia, Magnolia Green is home to many premier Richmond neighborhoods, including Aston Oaks, Carlton Ridge, Legacy Park, Stafford Park and Sycamore Woods. Home prices in Magnolia Green neighborhoods range in the $300’s – $500’s, depending on which neighborhood you choose. Carlton Ridge is a community that is targeted to empty nesters and the 55+ demographic. Legacy Park is targeted toward second-time home buyers, and prices range from $400’s to $500’s. Aston Oaks is targeted more toward first-time home buyers and newlyweds with most homes in the $300’s.
